Every assessment we conduct starts with the same three questions:- Is the roof deck structurally compromised? If the decking beneath your shingles has sustained significant water damage or rot, replacement may be necessary. But this is less common than most people assume.
- How much useful life does the roof have remaining? A 10-year-old roof with localized damage is a strong repair candidate. A 25-year-old roof nearing the end of its rated lifespan may be better served by replacement.
- What does the cost-benefit analysis look like over 5-10 years? Sometimes a repair buys you 5-7 more years at a fraction of replacement cost. That's real money back in your pocket.
